Completing Central Park West the Right Way
We want to finish the final corner of Central Park West in a way that complements the community and benefits our existing residents. That is why Lennar is proposing changes to the City’s approved master plan for the remaining portion of Central Park West at the corner of Jamboree and Michelson.
The City’s current plan for this corner allows for 285 homes and 26,688 square feet of retail. The retail space in the approved master plan is currently designed for a traditional grocery store. In 2015 and 2016, Lennar requested feedback from Central Park West residents on the approved grocery store plan during community meetings, an online survey and planning commission meetings that were attended by dozens of Central Park West residents. Our residents made it clear the community has concerns about the thousands of car trips and other impacts that a full grocery store would bring to Central Park West.
Based on this feedback, Lennar is seeking changes to the City’s plan. We are proposing a revised design for this mixed-use corner that finishes Central Park West in a way that reflects resident input and complements the surrounding community.
A New Neighborhood Market
Plans include space for a new neighborhood-friendly market that will provide all your basic grocery needs right by your doorstep. CPW residents will be the customer base for this market, eliminating concerns raised about thousands of car trips from non-CPW residents entering a major grocery store center.
New Outdoor Plaza
The corner of Jamboree and Michelson will feature a new outdoor plaza where CPW residents can gather and socialize, complete with a raised deck, waterfall feature and lush landscaping.
Paseo Park and Enhanced Setbacks
The updated plan moves the proposed residential buildings away from Rockefeller, which creates more open space along this street in an expansive landscaped park for residents to enjoy. This is accomplished by providing the neighborhood market in place of a full-service grocery store and parking lot, and by adding height to the buildings along Jamboree and Michelson.
Increased Home Sizes
The previous plan included an average unit size of 1,140 square feet with units as small as 784 square feet. By eliminating the larger grocery store and modifying the building layouts, your feedback helped to increase the average unit size to 1,930 square feet – 69 percent larger. The smallest unit is now 1,347 square feet.
Matching the Character of Central Park West
Four residential buildings will be constructed with a mix of one-bedroom, two-bedroom, and three-bedroom units for a total of 285 residential units that match the character of the surrounding community. Each building will feature seven stories consisting of one level of subterranean parking and on-grade parking, and includes accessory retail space at the corner of Jamboree and Michelson for the planned neighborhood market to serve all CPW residents.
Safer Access to Nearby Shops and Restaurants
A new pedestrian path at Rockefeller will traverse through the community to the corner of Jamboree and Michelson. The Jamboree pedestrian bridge, a city-led project, has been integrated into the design at Jamboree and Michelson to provide convenient pedestrian access to the commercial center across the street. In addition, a landscaped parkway along Michelson will reposition the sidewalk further away from the street for enhanced pedestrian safety.
